for simple staging tips, general recommendations and a bid for the cost of staging services.
- Full Walk-Through Consultation-$200-325.00. (Depending on the size of the home.) A written report is
not provided with this service but feel free to take limitless notes or record the discussion as we walk
through the property room-by-room to identify the improvements and staging techniques that will maximize
your investment and help you transform your home into a showcase. This service is ideal for the Do-It-
Yourselfer. Referrals to qualified service providers are available upon request. "Hands-on" staging
assistance or an optional, on-site Staging follow-up to evaluate your progress are offered at an hourly rate
and can be scheduled at your convenience.
- Comprehensive Consultation/Written Custom Staging Plan-$350-500.00. A step-up from the Full Walk
Through, this service is designed for the home seller with the time and motivation to complete the detailed
list of home improvement and Staging recommendations. Photos, furniture arrangement floor plans,
product recommendations and referrals to qualified service providers are offered to support your efforts.
Seller receives assistance with setting priorities and timelines and also receives the benefit of an on-site
Staging follow-up to evaluate your progress. Additional staging assistance is offered at an hourly rate.
- Limited Home Improvement Consultation-$250.00. Popular for "fixer-uppers", this service provides a
written report with recommendations for home improvements and updates. This is often done as a first step
of a Staging plan or prior to a move-in.
- Realtor Listing Consultation. This is a great value and a great "Value added service" to provide with all
of your real estate listings. Set yourself apart from other brokers by including staging in your marketing

- .By the Hour Services-$75. Staging, additional consultation time or personalized shopping and selection
of accessories, art, furnishings and other items that will showcase your home.
- Single Room Redesign-$150-300. Again, cost is based on multiple factors. We can work with you to stay
on budget for your specific projects.
- Furniture and Accessories Rental-Spruce It Up! has a large inventory of furniture, art, accessories and
other home decor items available for a reasonable rental fee. For larger furnishings you may need, we
work with local vendors to select the ideal rental furnishings for your home.

It’s important to us at Spruce It Up! that we meet the needs, budget and expectations
of the clients we serve. Fees for services can vary as much as the individual needs of
home sellers. For that reason, we provide an up front bid for every project. Any
consultation or home staging plan can be structured to meet the budget and the
primary needs of the seller/client.
Fees for Professional Staging Services can vary and so are bid case by case. Fees
are based on:
-Size, condition and location of the property;
-Number of rooms and/or levels to be staged;
-Vacant or occupied;
-Estimated project time;
-Specific tasks included in your Custom Staging Plan.
As an example, the fee for professionally staging the primary living areas (LR, DR,
Kitchen, Master Suite and bathrooms) of an average 3 bedroom, 2 bath home can run
from $750-$1,100. For vacant properties, add the cost of monthly rental of
furnishings and accessories which is generally between $400 and $600.
